Safe, decent, quality affordable housing is the bedrock of a strong and healthy community. Since 1990, AU Associates Inc. has leaned into these principles and channeled public and private investment into the creation of affordable housing. Focusing on opportunities for new infill development and adaptive reuse of existing structures, AU has been directly responsible for over 40 projects totaling over $300 million of project costs which have created over 1,700 units of affordable rental housing in our communities.


Our mission is to create the places that become an invaluable part of our communities. AU continues to grow and evolve in today’s ever changing housing market and is always seeking new opportunities to generate exciting and livable affordable housing communities.

Affordable Housing

AU Associates is experienced and accomplished at combining cross-cutting regulations in an effective and innovative manner to produce high-quality affordable housing and mixed-use developments. One primary vehicle for the creation of affordable housing is the Low Income Housing Tax Credit (LIHTC) which was created under the Tax Reform Act of 1986 and provides incentives for the utilization of private equity in the development of affordable housing for low-income individuals and families.

Working with financial institutions and syndicators, we form partnerships that utilize the low-income housing tax credits in order to fund the capital costs that create affordable housing. In addition to tax credits, AU works with local communities and other finance agencies to secure additional project gap-filling funds, including the following:



  • Community Development Block Grants
  • Federal Home Loan Bank monies
  • Local Housing Authority Funds and Project-Based Section 8
  • HOME Funds
  • Affordable Housing Trust funds
  • Local Downtown Development Funds
  • State and Federal Historic Tax Credits
